Summary
Complete electrical maintenance overhaul for one of Sydney's most recognised A-grade office towers. We inherited a reactive maintenance model and converted it to a fully planned program within the first quarter.
The challenge
Chifley Tower's previous contractor operated on a call-and-respond basis. The building had no consolidated asset register, compliance obligations were tracked manually in spreadsheets, and emergency call-outs were averaging six per month — at significant cost and disruption.
Our approach
We began with a full electrical audit of all 50 levels, documenting every asset, testing date, and compliance obligation into Reprise OS. From there, we built a 12-month maintenance schedule, assigned consistent technicians to the site, and established a real-time reporting dashboard for the facilities team.
Outcomes
Reduced unplanned emergency call-outs from 6/month to under 0.5/month
Full compliance documentation consolidated into Reprise OS
Thermographic survey identified 11 critical faults before failure
Energy savings of $64,000 in first year from LED optimisation
100% compliance on all scheduled maintenance visits
